Our Services

At KLS Consulting Services, we bridge the gap between complex design intent and real-world construction through advanced Building Information Modeling (BIM) and precision-driven coordination. In today’s demanding construction environment, BIM is more than a requirement—it is a strategic advantage. While others may simply check the box, we deliver fully coordinated, constructible, field-ready models that translate directly to installation. Through expert MEP coordination, detailed 3D modeling, clash detection, and accurate shop drawings, we transform design data into buildable solutions that reduce RFIs, prevent costly field conflicts, and streamline project execution.

Our philosophy is simple: We Simply BIM Better.

From preconstruction modeling and Scan to BIM services to construction-phase coordination and as-built documentation, we create a seamless digital-to-physical workflow that supports efficiency at every stage. By collaborating closely with contractors, engineers, and trade partners, we ensure every model reflects real-world conditions and supports confident decision-making in the field. The result is smarter coordination, minimized risk, and construction projects delivered with clarity, precision, and accountability.

For new construction, the ideal timeframe is approximately two months prior to footing installation. This allows adequate time to thoroughly review and coordinate the underground MEP scope with the structural elements and any site conditions.

For existing conditions, it is recommended that coordination begin at least one month prior to the space being turned over or demolished for renovation. This timeframe allows sufficient time to schedule a scan of the space so that all remaining existing conditions can be accurately captured and incorporated into the coordination model. It also provides adequate lead time for the procurement of long-lead equipment, allowing for review of efficiency, availability, and spatial relationships. This proactive approach helps prevent last-minute adjustments and avoids the need for a “make it work” scenario.

BIM or Building Information Modeling is the process of combining model creation, clash detection, and issue resolution into a single collaborative process that delivers an intelligent, construction ready model-or digital twin- used for install and maintenance.

BIM follows a strategic workflow that supports multiple phases of a project’s lifecycle, including visualization, scheduling, cost management, and more to help identify and mitigate potential conflicts early, reducing unforeseen risks for all project stakeholders.

The concept is simple: if you can’t see it, how can you build it? In many projects, existing equipment or systems must be reused or retrofitted to meet the design intent. By scanning the existing space and incorporating it into a BIM model, all existing conditions can be accurately represented, allowing them to be seamlessly integrated into the project scope or coordinated around when planning new installations.

KLS has crafted our workflow based on lessons learned from past projects, identifying common challenges, and what can go wrong with a project. We call this our “secret sauce.” Each deliverable represents a critical milestone in the coordination process. Upon onboarding, a tailored milestone journey is created to align with the project’s requirements.

At each milestone, documentation—most often in the form of annotated, coordinated drawing sets—is issued, reviewed by all stakeholders, and formally approved to ensure the project is fully prepared for seamless installation.

We take pride in staying competitive in the market while delivering exceptional value for your investment. The below costs are based on industry standards. Every project is unique and may require different deliverables. We would love to learn more about your project and budget so we can develop a tailored workflow that aligns with your goals and delivers your project expectations.

Industry-standard basic 3D BIM/visualization provides 3D modeling for coordination and includes clash detection, with costs typically ranging from $0.50 to $1.00 per square foot, depending on project complexity.

Industry-standard intermediate BIM includes clash detection, minor quantity take-offs, and basic scheduling, with costs typically ranging from $0.75 to $1.50 per square foot, depending on project complexity.

Industry-standard advanced BIM/full integration includes fabrication-ready modeling, comprehensive LOD coordination, and facilities management, with costs typically ranging from $1.50 to $4.50 per square foot, depending on project complexity.
